Tenant Fees

As of the 1st of June our fee structure will align with changes to regulation that come into effect on this date.

 

Holding Deposit

When you have viewed a property that you like, there is a £200 holding deposit (or the equivalent to one weeks rent, whichever is lower) that needs to be paid to the office in person. This is in order for Walker Wyatt to cancel the subsequent viewings, take the property off the market and put forward your offer to the landlord. The holding deposit will be deducted from your moving money upon a successful application. Should the tenant withdraw their application or not be successful, the holding deposit is non-refundable.

 

Tenancy Changeovers:

Contracts signed from the 1st of June 2019 onwards will incur a tenancy changeover fee of £50.00 – Split between the remaining tenants

 

 Vacating the Property 

Only if a professional inventory is applicable to your property

In line with the updated regulations, for the 12months from the 1st of June 2019, contracts signed prior to 31st May 2019 will remain liable for the checkout fee of £120. It will be noted in the initial rent letter and reiterated on the notice letter as to whether this is payable.

Contracts signed from the 1st of June 2019 onwards will not incur a check out fee.

 

Tenancy Deposit

All contracts taking effect from the 1st of June 2019 onward will be subject to a 5 week deposit. This will be registered with the TDS.

 

End of Tenancy Professional Cleaning:

If your property was professionally cleaned at the beginning of your tenancy, a professional clean will be required at the culmination of your tenancy. This will be noted in your check in inventory. The cost of the clean is the tenant’s liability. Contact details for a cleaner can be supplied to contact the cleaning company direct during your notice to vacate period and they will quote you a price based on the size of the property.

 

Pets 

The allowance of pets are at the landlords discretion and will need to be discussed prior to moving into the property. If the landlord agrees to take on a pet there is a £50 per month per pet increase on the rent.
